Auburn Plumbing FAQs
Where is Artisan Plumbing based, and which parts of Auburn do you cover?
We’re based in Enumclaw. SR 164 leaves Enumclaw, follows the White River through the Muckleshoot Indian Reservation and becomes Auburn Way South, so one highway connects the two cities. Our service area takes in the valley floor along with Lea Hill, West Hill and Lakeland Hills, in both the King County and Pierce County parts of the city. Artisan Plumbing & Mechanical is small and family-owned, and it belongs to Rich and Marianne Eveland.
Which part of the water line is mine and which is the City of Auburn’s?
The City maintains the line from the water main to the meter, plus a short tailpiece just past the meter that runs 12 to 36 inches. From the end of that tailpiece to the house, including all the plumbing inside and any irrigation system, the property owner is responsible. The owner’s side is the part we repair and replace.
The City left a continuous water usage notice on my door. What should I do?
Auburn watches its meters for water that runs nonstop for more than 48 hours, and when the City finds no leak on its side it leaves a door hanger. Close every faucet and hose, dye-test your toilets, then shut the main valve at the house. If the meter stops, the leak is inside. If it keeps moving, the leak is probably between the meter and the house. Either way, call us at 360-829-7440 and we’ll track it down and fix it.
Is every Auburn home on city water and city sewer?
Most are, but not all. Some addresses along the edges of West Hill, Lea Hill and Lakeland Hills get water or sewer from neighboring providers such as Lakehaven Water and Sewer District, Soos Creek Water and Sewer District, Lake Meridian Water District, Kent or Bonney Lake. Parts of north Lea Hill and the area east of Kersey Way are still on septic. Tell us what you know when you call and we’ll plan around it.
What happens if I call from Auburn at night or on a weekend?
Call 360-829-7440. Artisan is on call 24/7, including weekends. Outside business hours the job that comes ahead of everything else is usually stopping the damage, so expect us to talk you through shutting off your water over the phone. After that we get you on the schedule, often the next day.
Are the plumbers you send to Auburn licensed?
Yes. Artisan’s plumbers are licensed, and they bring 25+ years of experience. In Auburn, plumbing permits come from the City’s Permit Center, and we’ll tell you up front if your job needs one.
How does pricing work, and how do I know when to expect the plumber?
You get the price before any work begins, and it is set by the job, not by the hour. Each scheduled visit comes with a two-hour arrival window.
Do you do commercial plumbing in Auburn?
Yes. Much of Auburn’s valley floor is commercial and industrial, and we work with restaurants, property managers, multifamily buildings and general contractors. The City requires businesses that process or serve food to keep an approved fats, oils and grease control plan on file, so grease handling is something Auburn kitchens have to plan for. See our commercial plumbing page for details.
