Plumbers in Buckley

Family-owned Artisan Plumbing crosses the White River from Enumclaw to work on Buckley homes, with their creek-and-well city water, 1930s sewers and freezing January nights.

From the Other Side of the White River

An Enumclaw plumbing company serving Buckley

Artisan Plumbing & Mechanical is based in Enumclaw. Buckley is the next town down SR 410, across the White River and across the county line into Pierce County. The two towns are neighbors, but they share almost nothing underground: Buckley has its own water supply, its own sewer system and treatment plant, and gas service from Puget Sound Energy. Our licensed plumbers work with those differences in mind.

We’re a small, family-owned company owned by Rich and Marianne Eveland, female-owned and veteran-operated. We look at the problem, explain what we find in plain language, and give you a price for the job before any work starts.

Water, Sewer, Gas & Ground

What Makes Plumbing in Buckley Different

Six facts about Buckley’s utilities, soil and weather, and what each one means for the pipes in your house.

Creek water and five wellsBuckley’s city water comes from South Prairie Creek, cleaned by a slow sand filter plant, plus five wells. Creek samples test soft and the wells run harder, so the scale in your fixtures and water heater depends on which source is carrying the load.
An 80 psi pressure ruleCity hydrant tests at five points around town read 58 to 71 psi. Buckley’s standards call for a pressure-reducing valve wherever pressure at the meter is over 80 psi, and the city will share pressure information for your street if you ask.
Gas from PSE since 2014Buckley ran its own natural gas utility for 57 years, then sold it to Puget Sound Energy in 2014. Homes with gas service can run a gas water heater, and gas questions now go to PSE instead of City Hall.
Sewers that date to the 1930sDowntown Buckley’s sewers were first laid in the early 1930s in clay and concrete pipe, and the city’s own camera inspections have found some roots and grease in them. A side sewer from the same years has had just as long to crack or shift.
Wet ground, and septic past the limitsThe main soil here, Buckley loam, drains poorly and holds a high water table through winter and spring. Most county land around the city is on septic, and drainfields in this soil struggle in the rainy season.
Freezing January nightsBuckley sits on a plateau at 700 to 950 feet, and its average January low is right around freezing, a few degrees colder than Tacoma. Hose bibs, crawlspace pipes and shallow service lines feel it first.

Buckley Plumbing FAQs

Where is Artisan Plumbing based?

In Enumclaw, right across the White River from Buckley. SR 410 connects the two towns, and Buckley is part of the area we serve. We’re a small, family-owned company owned by Rich and Marianne Eveland, female-owned and veteran-operated. When we schedule your visit, we’ll give you a two-hour arrival window.

Where does Buckley’s water come from, and is it hard?

The City of Buckley supplies it from South Prairie Creek and five groundwater wells. In samples published in the city’s water system plan, the creek water tested soft, while well samples ranged from soft up to hard. Most of the time the creek provides most of the water, so Buckley water is usually on the soft side, but it can shift when the wells are doing more of the work.

Is my Buckley home on city sewer or septic?

Inside the city limits, homes are generally on the City of Buckley’s sewer, which drains to the treatment plant beside the White River. Some septic systems are still active in town, and the city plans to phase them out as sewer lines are extended. On county land around the city, most properties are on septic. Your utility bill is a quick check: the city bills water, sewer and storm drainage together every month.

Do I need a permit to replace a water heater in Buckley?

Yes. The City of Buckley’s Permit Center says a water heater needs a permit before it’s installed and an inspection afterward, whether it’s a new type of heater or a straight replacement. When we price a water heater job, we’ll tell you what your installation needs.

Who supplies natural gas in Buckley?

Puget Sound Energy. The city owned its gas system for 57 years, voters approved selling it in November 2013, and PSE took over in 2014. If your home has gas service, we repair and replace gas water heaters. If it’s all-electric, we work on those too.

Do you take after-hours or weekend calls from Buckley?

Yes. We’re on call 24/7, weekends included. After hours, the first job is usually stopping the damage, so we’ll talk you through shutting off your water over the phone and then get you on the schedule, often the next day. Call 360-829-7440.

Are your plumbers licensed to work in Buckley?

Yes. Plumbers are licensed by the State of Washington, not city by city, so the same credentials cover Buckley, Enumclaw and everywhere else we work. Our licensed plumbers bring 25+ years of experience.

Do you work outside the Buckley city limits?

Yes. We serve homes and businesses across King, Pierce and Snohomish Counties, including the county land around Buckley. Properties out there are usually on septic rather than city sewer, and some are on a small water system or a private well instead of city water, which changes what we look at first.
