What Buckley’s water does to fixtures

Buckley’s tap water is a blend, and the blend changes. The city draws from South Prairie Creek and from five wells in and around town. In samples published in the city’s water system plan, the creek water tested soft, at 12 to 42 milligrams per liter of hardness. The well samples ran harder, up to about 130. The creek supplies most of the water most of the time, but the plan also records months when it produced nothing and the wells carried the whole system.

For your fixtures, that means scale usually builds slowly. Faucet cartridges, aerators and toilet fill valves tend to wear out from age and grit before they choke on minerals. If white crust shows up faster for a season, the wells are a likely reason.

Soft water has a flip side. The city adjusts the pH of its water for corrosion control, and reports that lead and copper levels at the tap have dropped since it started. The city also points out that lead in drinking water comes mainly from service lines and home plumbing. A corroded older faucet or valve is often worth replacing instead of rebuilding.

Repairs we take care of in Buckley homes

  • Faucets and shower valves that drip, stick or won’t hold a temperature
  • Toilets that run, fill slowly, rock or flush weakly
  • Garbage disposals that jam, hum or leak into the cabinet
  • Shut-off valves that seep or won’t close all the way
  • Outdoor faucets split by frost
  • Hookups for dishwashers, ice makers and washing machines

We also repair supply and waste lines, sump pumps and pressure-reducing valves. Most of these are small jobs, and small jobs are cheaper than the cabinet floor or subfloor they eventually ruin.

Buckley water pressure and the 80 psi rule

What the city has measured

When Buckley’s engineers calibrated the city’s water model, hydrant tests at five locations around town read 58 to 71 psi at rest. That is a comfortable range for household plumbing. Your house may differ, since Buckley’s plateau runs from about 700 to 950 feet in elevation.

When a valve is called for

Buckley’s standards call for a pressure-reducing valve wherever static pressure at the meter is over 80 psi, and the city will share pressure information on request. We can read the pressure at your house, and install or replace the valve if you need one.

Banging pipes, fill valves that fail every couple of years and a relief valve that weeps on the water heater are the usual hints that pressure is too high, or that an old pressure-reducing valve has worn out.

Know your own shut-off

The meter and its valve belong to the city. Under Buckley’s rules, once a meter has been shut off, only a water department employee may turn it back on. So the valve to rely on is your own main shut-off, usually where the water line enters the house.

Find it before you need it, and try it. If it’s seized, corroded or drips when you turn it, ask us to replace it on your next visit. When someone calls us after hours with water on the floor, the first thing we do is talk them through closing that valve over the phone.

Straight answers on price and permits

A dripping faucet usually needs a cartridge, not a new faucet, and a running toilet usually needs a fill valve or a flapper. We replace the whole fixture when parts can no longer be had, or when it has more than one thing wrong with it. When both routes make sense, you get both prices and you choose. Either way the price is upfront and by the job, not by the hour.

The City of Buckley’s Permit Center handles plumbing permits. The code the city has adopted calls for one when a plumbing system is installed, altered or replaced, and a water heater always needs a permit and an inspection. If your repair involves a permit, we’ll say so when we price it.

Plumbing Repair FAQs

Is Buckley’s water hard on faucets and fixtures?

Mostly no. The city’s supply is South Prairie Creek plus five wells, and in samples published in the city’s water system plan the creek water tested soft. The well samples ran harder, from soft up to hard. Most of the time the creek provides most of the water, so scale builds slowly here, but you may see more white crust on aerators and showerheads in stretches when the wells are carrying more of the load.

How do I find out what my water pressure is in Buckley?

Two ways. The City of Buckley’s public works standards say the city will make static pressure information available on request. Or we can put a gauge on your plumbing during a visit and read it at your house. If it’s over 80 psi, the city’s standards call for a pressure-reducing valve, and we install and replace those.

The city shut my water off at the meter. Can I turn it back on after the repair?

No. Buckley’s rule is that once a water meter has been shut off for any reason, only a water department employee may turn it back on. Call the city to have service restored. For everyday repairs we use the shut-off valve on your side, at the house, which is one reason that valve needs to work.

Does a plumbing repair in Buckley need a permit?

Sometimes. The City of Buckley’s Permit Center handles plumbing permits, and the code the city has adopted calls for a permit when a plumbing system is installed, altered or replaced. A water heater always needs a permit and an inspection. When we price your job, we’ll tell you whether a permit is part of it.

Do you fix outdoor faucets that froze?

Yes. Buckley’s average January low sits right around freezing, so a hard cold snap can split a hose bib that still has a hose attached. We repair the damage and can install frost-free outdoor faucets, which are much less likely to split.

Will I know the cost before you start?

Yes. We look at the problem, explain it, and give you one price for the whole job before any work begins. We price by the job, not by the hour.
